In 2015 the Denver area saw a lot of records set. We saw the highest ever average sales price for both attached and detached single family homes. For attached it was $279,495 and for detached it was $421,201.
The metro area experienced 67% of homes go under contract in 7 days or less in April 2015 setting a new record. All of this while having the lowest levels of inventory recorded for both attached and detached single family homes with a 1 month supply of homes in early spring of 2015.
So what does this mean for 2016? With this being an election year, we may see heavier buying traffic through the third quarter before the November election. This also looks like the year that the interest rates will go up so buyers will be taking advantage of the low rates while they can.
Homeowners, this means that it is still a very good time to sell your home as we may start to see appreciation values slow down this year after having three consecutive years of double digit appreciation.
