These days it’s definitely a seller’s market, and inventory is at all time lows for our area. You’ve heard the sad stories, probably more than once, and perhaps even experienced it yourself as a buyer… “we finally found a house we wanted and made an offer, but our offer wasn’t accepted.” The housing market is so competitive right now that it’s imperative to not only have all of your financing ducks in a row, but it seems you also need to have a sixth sense about what off er to make, and how to best make it, to appeal to the seller.
That “sixth sense” is like a formula… one part timing, one part contract negotiations, one part guessing, one part intuition, etc. The best approach to that challenge is working with an experienced Realtor who not only understands the ins and outs of contract negotiations, but also how to approach different situations, and what might tip the scales in your direction. Likewise, if you are a seller, it’s just as important to have expertise in your corner when you are faced with several offers on your home—the best off er isn’t always obvious, and not making the best overall decision can have ramifications in the long run.
