It’s spring time in the Rockies. There is still time for snow and rain but the earlier you act the more likely you will save time and money later. Keep in mind if you have to contract on repairs, now is better than later. It gets harder to get repairs done when everyone is scheduling at the same time. Keep in mind the work doesn’t all have to be done right now unless it’s an emergency but get it scheduled.

Examine the exterior. Does your house need to be painted? Do the downspouts and gutters work properly? Examine the outside faucets to make sure the pipes aren’t loose. As the weather warms, you might have a hidden leak somewhere in the house. Check your roof for missing shingles or loose tiles. Check cracked driveways and sidewalks. Plan a sewer scope and make sure the main pipes leading to and away from the house are free and clear of breaks or roots.

Move inside and do the same review. Check your basement for leaks, your crawl spaces and ducts. If you have a sump pump make sure it’s working properly. Check the seals around the windows and doors. Up until now we’ve had a relative mild winter but don’t forget about the wind we’ve had. I found loose or missing boards on my fence that need fixing and replacing.

If you’ve been in your house a few years, you might be able to cash out some equity for repairs. Or are you preparing to sell? Doing an assessment of your house and mortgage will save you time and money even if you find everything is perfect just as it is. But knowing that will bring you peace of mind.
