When I thought about writing this, all I had to do is view our local and national happenings and tap into the energy that surrounds us. How about those Broncos!!!!!! By the time you get this, we’ll all be very anxious for Super Bowl game day to come and channeling our team spirit to our mighty team and its players and coaches. They’ve given it their all this season and are about to work toward becoming World Champions. It took a lot of heart to get to this place in time. I hope our combined spirit will carry them to victory!

Turning on the news each day, our politicians of both parties are passionately working toward becoming their party’s candidate for President. Without passion/heart for what they’re feeling and doing, no one will want to follow them and support their plans for the future of our country. Going forward, that passion and an excitement for their focus and issues will carry those candidates to the coming election.

Our February issue of The Brighton Buzz has a lot of heartfelt advertisers in it with a passion for what they do. This was an exciting issue to put together as I was able to meet a number of new advertisers and there are a lot of events coming in the next few months. In 2015 the Denver area saw a lot of records set. We saw the highest ever average sales price for both attached and detached single family homes. For attached it was $279,495 and for detached it was $421,201.

The metro area experienced 67% of homes go under contract in 7 days or less in April 2015 setting a new record. All of this while having the lowest levels of inventory recorded for both attached and detached single family homes with a 1 month supply of homes in early spring of 2015.

So what does this mean for 2016? With this being an election year, we may see heavier buying traffic through the third quarter before the November election. This also looks like the year that the interest rates will go up so buyers will be taking advantage of the low rates while they can.

Homeowners, this means that it is still a very good time to sell your home as we may start to see appreciation values slow down this year after having three consecutive years of double digit appreciation.

The holidays are a wonderful time to travel and see family. Sometimes the disruption to a young child’s routine can cause problems when you get home. One of the most common problems is with your child’s sleep. Young children (and adults) have trouble sleeping in new environments. It usually takes 2-3 days in a location before they are sleeping comfortably. When you return home, it can take 2-3 more days to readjust to being back at home.

The biggest thing you can do is try to continue their routine while you travel. A recommended routine usually includes a 30-45 minute wind-down period, brushing teeth, bathing every other day, reading a story before bed and then lights out at the same time each night. Some young children have trouble staying asleep. You should go back in and comfort them, but try not to pick them up, feed them or interact much with them. Just let your presence calm them and when they are calm you can leave the room again.
