Happy New Year! Frank and I hope you all had a wonderful and safe new year’s celebration. The holidays can be very hectic. So many things to do, so many places to be, we typically put things on hold until after the holidays are over. As you think about the year ahead one of the first events to plan and be prepared for is tax season.
If you purchased a home last year in 2015, pull out your papers, particularly your closing disclosure so you’ll have information regarding mortgage insurance and interest paid. Take the closing disclosure to your tax preparer. They will know how to use it. Always consult a tax professional about your specific situation and the tax savings benefits of homeownership.
If you don’t own a home or didn’t buy last year, let your lender help you turn that tax refund into a down-payment. Your tax refund could be the answer you have been waiting for in making your dreams of owning a new home come true. Rates are still affordable and with just the right loan program you can put your tax refund to good use.
Let us help you plan for your first house, a move up, or downsize. With a little planning and a whole lot of help, your dreams can come true. Call Frank and Jan at 303-450-1650.

In this multi-part snapshot into Brighton, I’ve covered demographic make-up by age and employment. So let’s talk a little about the ethnic composition of the Brighton area. It’s easy to see that Brighton has a very strong Hispanic/Latino heritage, but what does that translate to in terms of population and daily lives today?
According to Census ACS estimates, this is not a simple question to answer. Apparently 41% of Brighton’s populace self-identifies as coming from Hispanic/Latino origin, as opposed to 23% metro-wide. But here’s where it gets interesting because that estimate is followed by “regardless of race”, indicating that these individuals either don’t self-identify as Hispanic/Latino, or they choose to instead self-identify as perhaps Other/Multi-racial.
Delving a little deeper into the Hispanic/Latino sector of Brighton’s population, the report also states that while Brighton’s Hispanic/Latino population does share many cultural similarities with the Latino population in Denver, Brighton’s Latino population tends to be more affluent, assimilated and family oriented. It goes on to state that Brighton’s Latino populace has more households (44% vs. 37%) who speak only English in the home, have a higher ($50,701 vs. $36,444) median income, a higher rate (60% vs. 57%) of native-born residents, and fewer (only 7% vs. 22%) food stamp recipients. Source: ESRI (based on US Census/ACS estimates.
Part of Brighton’s charm is its rich mosaic of blended heritage, both ethnic and cultural. There are many more common grounds than differences amongst Brighton’s populace. Estimates show that Brighton is poised for substantial ongoing growth over the next few years, which will only add to the richness of the tapestry of our community charm.

Over the past few years here in Brighton, we have enjoyed meeting thousands of you at Culturefest, car shows, through our partnerships with several local schools, Junior Achievement and the Robert Shopneck Boys and Girls Club. We have been honored to help give back to our amazing community through several drives for local families and we wouldn’t be able to make a difference without your generous support.
This year, we were excited to see a “Big Little Idea” project granted through the City of Brighton in which funds were awarded towards a greenhouse at the local Boys and Girls Club. We are a continued sponsor of Brighton Shares the Harvest, a local non-profit that educates and encourages gardeners to grow extra produce and donate to local food pantries.
We are also a proud Friend of Barr Lake, a sponsor of the Eagle View Senior Center, the Brighton Legacy Foundation, Brighton Kiwanis, Brighton Bandits baseball team and Brighton DECA. We also provide a scholarship for a high school senior. This year, we awarded the scholarship to Brighton High’s Tessa Hill. Congratulations again to such an inspiring student.
We were happy to cap the year off with our float in the City of Brighton’s 20th Annual Festival of Lights Parade for our third year of participation and we hope that you enjoyed this year’s float!
As your locally owned and operated business, the Rippy Agency is grateful to be in a community that is involved in helping others so much and we wish you a Happy and Healthy New Year!

Resolution: The act of being determined upon a course of action.
Procrastination: To put off until another day or time.
These two words have very different meanings, but around New Year’s Eve they always seem so similar. Why is it that we resolve to do the important things we know we should do, and then spend the next 365 days doing other things? One of the things this often applies to is estate planning.
Procrastinating in this area can cause your family to spend large amounts of your hard-earned wealth taking care of you and your assets during a disability late in life. It can also result in a complete mess upon your death, causing your children and other family members to fight, potentially destroying relationships. Lack of planning can cause unintended consequences resulting in the wrong beneficiaries receiving more than you intended, or your children writing a big check to the government.
These unintended consequences won’t bother you after you’re incapacitated or dead. But if they bother you now, why are you resolving to worry about them for another year? Do something about it! We are confident that taking the time to do your estate planning won’t make you die any sooner, and we are confident it won’t make you live any longer. But we do know for certain that a properly designed and implemented estate plan will make life a whole lot easier on your family, both emotionally and financially. So instead of Resolution or Procrastination, why don’t you commit to Completion?

Happy New Year everyone. We start a new year with anticipation, determination, resolution, and goals. It is the time of year when we evaluate and take action. Where are you today? Where are you in assessing your risks, achieving your dreams, and building your legacy? When discussing life insurance options, those are the areas I will focus on and ask you to prepare for. It’s time to get a warm drink, sit somewhere cozy and quiet, think, and discuss. Have a pad of paper handy, and jot down your thoughts. This will help you establish where you are now, what areas need enhancing and development, and if you are protecting and planning for anything and everything that life holds in store for you and your family.
The majority of us haven’t taken the time to think about risk, dreams, and legacy in one connected set of life goals. When I talk to clients about life insurance, we review each area of need and are able to set a plan in motion that is personalized for each individual and their family. It is estimated that over 43% of people do not have any life insurance in place at all. Of the 57% that do have life insurance 19% of those only have a group policy at work. Think about where you are going to be in the next 5, 10, 20 years- will you be with the same company? Will you work there until you pass away? Will your loved ones benefit from the employer group plan? If so, is it enough to support your family or your desired legacy? Do you have your very own life insurance locked in place? I am talking about life policies that belong to you and those you care about, regardless of future employment changes or potential changes in your health.
It is best to start with life insurance when you are young, and to look at policies for your children when they are young, but regardless of the point in time you get motivated to take action remember this: “Today is the oldest you have ever been and the youngest you will ever be again.“ Eleanor Roosevelt I encourage you to include a discussion about life insurance with a licensed professional as part of your “beginning of year” planning. Let me and my team assist you by providing a complimentary insurance analysis for you and your family.” Don’t put this off any longerwe never know what life has in store for us and when. “You are never too old to set a new goal or to dream a new dream.” Make today count my friends.

This time of year brings with it the many thoughts of family and plans for the future. We begin the New Year with positive thoughts of endless possibilities and new beginnings. As time progresses frequently something unexpected comes out of nowhere to shake our confidence in our plans. How can you handle those unexpected happenings with the knowledge that you and your loved ones are protected and your dreams can become reality?
Buying insurance, many times, seems like you’re paying for something that you never use. That thought challenges the concept of paying insurance premiums until there’s a car accident or hail storm that damages both your car and your home or maybe something even worse. Then the purpose of having insurance becomes crystal clear. This is when you want to have an agent that is going to be there to answer your questions and help you work through these events.
This is the perfect time to make your plan for the upcoming year and take a look at your insurance for your Life, Home Auto and Business. We encourage our clients to set up a yearly checkup on their insurance with us so we can customize each policy and their coverages to fit your current needs while making sure we are protecting the things that bring you the most joy in your life. We wish You and Your Family a very happy new year.
Please call today, 303-558-0653 to schedule a yearly check-up of your insurance policies and needs to protect you and your family in the future.
Thank you and we appreciate your business and the opportunity to be of service to you and your family in the future, Jim Vincent
