It is an unfortunate sign of the times we live in, but if you are, or plan to be, in the market to purchase an existing home, the answer should be yes. It’s not something anyone wants to think about, but meth use isn’t isolated to any specific socio-economic group or neighborhood, and it doesn’t have to be an actual lab — contamination can occur anywhere with just one single exposure, leaving residue on a variety of surfaces, even in the heating and air conditioning ducts.

Many real estate agents, and people in general, don’t understand or realize how common meth contamination is or how quickly it can happen. The reality is that simply having someone smoke meth in a home just a few times can cause the contamination levels to exceed the Colorado state standards for safety.

The health risks alone are huge. Exposure to meth contamination most often negatively impacts your neurological, respiratory, and skin health, but can cause damage in other ways as well. In addition to the health risks, inadvertently purchasing a home with meth contamination can also have devastating financial implications because the cost of decontaminating and cleaning a home, depending upon the level of contamination, can cost a few thousand to $50k or more.

The additional test added to your home inspection before you purchase a home is well worth the peace of mind. Per Colorado state law, you have the legal right to test before you buy, and to terminate your purchase contract in the event the test results are positive for meth contamination. Additionally, Colorado state law also stipulates that if a seller fails to make a required disclosure regarding meth, the buyer has the right to file an action against the seller within three years of the date of closing, and to hold the seller liable for costs of remediation and health-related injuries occurring after the sale, as well as reasonable attorney fees for collection of costs from the seller.
