Showcasing your home in the best possible light

It never ceases to surprise me when I see a home listing that has very few photos of the property, or worse yet, photos that do nothing to showcase the property in a positive light. We live in a time where 85% or more of potential home buyers search online first before they even consider venturing out to tour homes. That means you have a very limited window of time in which to catch a potential buyer’s interest.

So what exactly makes a good photo presentation of your home? There’s actually a lot more to it than simply grabbing your cell phone or camera and snapping a few shots. First and foremost, you want to make sure that your home is staged properly before you take photos. At the very least, that means clearing away the clutter, including removing personal items like family photos. It also means paying attention to the little details like making sure beds are neatly made, surfaces are clean and dusted, pictures are hanging straight, and your décor appears to be coordinated. And of course, pay attention to the KISS rule—keep it simple and subtle. In other words, less is often more when showcasing real estate.

When taking the photos, it is critical that you have plenty of light so the room you are photographing looks as bright, open, large, and welcoming as possible. This generally requires taking the photo from a vantage point like a doorway, corner, or closet, to provide the widest available angle.

It takes more than great pictures to sell your home—but good photos are so often the most overlooked and underestimated step in the process. When choosing a realtor, it’s important to talk about the services the realtor is providing, and good photography, whether they do it themselves, or they hire a professional, is key to putting your home’s listing in the best light.
