Not even the bomb cyclone or the extended winter has stopped the real estate market from coming back to life this spring. While most people know that there is seasonal variability in real estate, the statistics supporting this spring selling season are encouraging. According to DMAR, purchases of houses and condos were up 20 percent from February, and inventory increased 26.3 percent from a year ago.

It remains a seller’s market in every price range, but the key is to work with a REALTOR® who can create a strategy with you to sell your home for the best price in the shortest amount of time. Here are 4 tips to consider when you put your home on the market:

Choose a REALTOR® that works for you. You’ll want someone who can walk you through their marketing plan for your home. Ask if they have sold other homes in your price range, what their sold to listing price ratio is, as well as how many days it spent on the market. This will give you a good idea of your potential success.

Do Your Part, Too. Your REALTOR® can’t do everything, though. It’s up to you to keep the landscaping up, and the house tidy and uncluttered. If you are uncertain about what to do, ask about working with a professional stager to guide your choices on maximizing the appeal of your home.

Consider Small or Large Improvements. If fixing or updating some items can increase the price you ultimately sell for, you may want to make that investment. Small improvements that can cost $500-$2000 can add a lot to the final number. Ask your REALTOR® how to get the most for your investment and make those improvements before your home hits the market.

Price. Is. Everything. The first few weeks of your listing are critical to selling your home. People who see your listing when it first comes on the market have probably already been shopping for a little while, which means they are serious and ready to buy. After three weeks, people who are viewing your listing are likely new shoppers. Pricing your home correctly means that you have the most interest right away, which will capitalize on the needs of the buyers, who (if they’re still shopping) are getting antsy to find their home.
