Offered by Jan Hepp-Struck

Hepp-RealtyWe’ve all seen the signs “For Sale by Owner” or those from DIY online companies. While on the surface it might seem like a good idea, and might even be okay for some, for most, it’s not. In May of 2010, at the forefront of the proliferation of DIY home selling/ buying services, Forbes published a blog article listing five reasons why most people still need a real estate agent. As it turns out, those five reasons are still completely relevant today.

Accessibility/Convenience. Both the Buyer’s and Seller’s Agent are fully focused on the industry and have the necessary connections and knowledge base to develop a solid strategy to streamline the process.

Negotiations. Having an advocate with intricate knowledge of real estate law and negotiation techniques increases your advantage to ensure your best interests are represented and you get the best deal possible.

Contracts/Legalities. A good realtor understands the ins and outs of real estate law and can prevent costly mistakes or omissions.

Accountability. Because they answer to a licensing body, a reputable agent is bound by common law to represent their client’s best interests in a fiduciary relationship, or face professional repercussions.

Costs vs. Savings. Buyers looking to purchase a “by owner” home are most likely looking for a deal, and may expect to benefit from your savings of no realtor’s commission.

For proven expertise in establishing your home value and/or searching for a new or existing home, please call Jan at (303) 520-4340 or click here for more information.

Offered by Nick Kline

Easton BJJNext month, world class martial arts are coming to Hilltop Village on 136th and Colorado Blvd. Easton Brazilian Jiu Jitsu was the first Brazilian Jiu Jitsu (BJJ) school in Colorado opening in 1999, and it has grown into 7 academies across the front range, including Thornton. Head instructor, and Thornton native, Nick Kline is excited to bring his instruction to his hometown. Nick began training Jiu Jitsu in 2000, and started teaching in 2005 following strong performances in numerous tournaments against international competition.

Easton BJJ Thornton will focus on self-defense oriented classes for adults and kids. BJJ uses leverage, which enables smaller technical practitioners to defeat much larger opponents. It is also grappling based, so students can defend themselves without punching and kicking. This is becoming increasingly important due to the fact that many schools have zero tolerance policies for
physical aggressiveness.

BJJ also offers a tremendous workout that increases strength, flexibility, and mobility. BJJ training will push you physically and mentally, but you will never have more fun doing something so difficult.

See you on the mat!

As we transition from fossil fuels to solar, many people do not want to pay a large upfront investment into solar. Typically, if you purchase a solar system upfront with cash, you will not see your return on investment for 6-12 years! With that being said, most homeowners do not stay in their home for 6-12 years so why would a typical homeowner put solar on their house? Typically they don’t, because of the large upfront investment.

Things have changed; Solar has changed; now there is no upfront investment! Because of SolarCity’s financing and their investment from Google, Homeowners do not have to invest not even a penny into their solar system. Instead, they can pay off their solar system with their monthly electric bill that they are already paying! Genius!

The way it works is instead of paying United Power or Xcel Energy for electricity, the homeowner would pay SolarCity for their electric bill. All they would have to pay to the Utility Company is the service charge to be connected to the meter.

For more information on how you can make the switch to solar, contact your local SolarCity Field Energy Consultant, Eric Kleffner to schedule, or click here for more information.

August is traditionally a month where parents focus on getting ready for back to school. The purchase of a home usually takes a back seat. Surprisingly in 2013, August was one of the busiest months of the year in zip codes 80601,80602,& 80603. That is when the market was definitely on a rebound from the housing recession. In 2014, August finished in the top half as well. We all know the market is strong, and this trend shows it as well. Most Denver metro real estate values have only gone up since 2013. The average price of a home in June of 2013 was $238,750 and for 2015 it was $319,821. That is an increase of $81,071. Pretty incredible!

As families prepare for the upcoming school year, there are split schedules for District 27J’s Brighton and Prairie View High Schools. We wish those students, families, and staff the best of luck in navigating the new system.

Everyone on The Margolis Team hopes you had a great summer. We are here for your real estate changes, needs, and dreams.

Besides the fact that the sun is shining daily these days, we’re coming into the months that Brighton’s heritage is shining with all of the fresh produce available for its residents and those from surrounding areas. The amazing soil in this farmland produces some of the best vegetables in all of Colorado. It’s definitely time to adorn our tables with fruits and vegetables and experience the wonderful tastes of summer at their finest!

As in year’s past, there will be a celebration of the local farming heritage on August 22nd when the community celebrates Market Day. Vendors display their wares and a number of the local farmers will bring their products to sell at this event. It will be held from 10 a.m. to 4 p.m. in Downtown Brighton. There will also be a Family Bike Tour that will ride through the local farm area visiting some of the farms. Don’t miss out on all the fun honoring our farming community.

Our cover advertiser, Palizzi Farm, will also celebrate with their annual Labor Day weekend event from September 4th through September 7th at their market on 6th & Bromley Lane. Their signature event on Sunday, Sept. 6th, will include live music all day long, contests, and fireworks at dusk. While their vegetables will be available through early October, this is the time to buy the season’s best vegetables at the most reasonable prices to freeze or can for the months when you’re missing the taste of their nutrient packed delicious favorites. Be sure to put this event on your calendar as well.

On a business note from The Brighton Buzz, we’re excited to say that The Brighton Buzz will now be online on our website for our readers to review and print coupons. This will be only one of our website updates with others including online advertising possibilities in banner advertisement and a more developed and expanded Business Directory to include businesses from The Brighton Buzz as well as other local businesses wanting to advertise in the Directory. Brighton’s fertile soil has inspired us to grow our web possibilities and offer more to those visiting our site. Be sure to view our new look and consider growing along with us.

Offered by Dr. Jim Campbell

Dr Jim CampbellIt’s a simple question. How do you feel? It’s hard to believe that it’s already July. Summer is finally here with fireworks for the Fourth, outings to the mountains and plains and lots of barbeques and get-togethers. It’s a fun time of the year and should be a little more relaxing, too. Are you looking forward to doing some fun and relaxing things? I’d like you take a moment and sit quietly as you read this article and think back to January of this year and ask yourself: “Am I feeling better today than I was back then?” It’s only been six months but if you have been dealing with pain it might seem like an eternity. Chronic pain sufferers often come to me. What I’ve heard from them over the past 32 years is: ”Doc, I thought it would go away”.

If you are still dealing with pain and discomfort that you were experiencing back in January, it’s time to do something about it. Pain is a warning signal from your body. It’s your body telling you that something is not working right. So what do you do? Mask the symptom with pain relievers, muscle relaxers or over the counter pain medications? Have you gone from doctor to doctor, specialist to specialist and are still frustrated with being in pain? If so, I welcome you to try a different approach.

I specialize in natural, non-invasive, nonsurgical pain relief combining Chiropractic care, Cold Laser Therapy, Applied Kinesiology, and a variety of other healing methods. Over the last three plus decades and thousands of patients, I have developed a holistic perspective in working with my patients. I recognize that you are a unique individual when it comes to your problem and you need to have your pain assessed and treated accordingly. Have you tried Cold Laser Therapy? The Cold Laser is my “go to” tool for amazing results when all else fails. It helps relieve all kinds of pain such as back, knee and joint pains, sciatica, and fi bromyalgia. But it all comes down to this. Are you ready to eradicate your pain?

As we head into the best part of the summer, make sure you will enjoy it to the fullest. Call today and let’s work together to make this a great time of the year for you. Don’t let your pain hold you back any longer.

What have you got to lose? You not really living if you’re living in pain!
